Enterprise House Transformation

Posted June 13, 2025

Enterprise House has undergone a significant transformation to meet the growing demand for flexible and efficient office spaces. R&M, in strategic collaboration with Midland Fire and First Air, led a comprehensive refurbishment project to reconfigure the building's interior to a large meeting room and improve overall functionality, safety, and comfort.

Scope of Works

The scope of the refurbishment included the following key components:

Partitioning with Stud Walling: The internal layout of the office was reimagined with the installation of stud walling, allowing the creation of multiple self-contained office units. This change enables Enterprise House to accommodate a diverse range of smaller operational tenants. This included the replacement of all internal doors to FD30 Fire Doors.

Fire Safety Upgrades: In partnership with Midland Fire, the entire building received a full fire safety upgrade.

This included the installation of:

o Enhanced fire compartmentation to comply with current fire regulations

o Associated fire safety ancillaries to ensure full certification and occupant safety

Mechanical and Electrical Improvements:

o LED Lighting: Energy-efficient LED lighting was installed throughout, improving the visual environment and reducing energy consumption.

o New Air Conditioning Systems: Delivered by First Air, the installation of modern, zoned air conditioning units ensures comfortable climate control across the newly created office spaces.

Decoration and Finishes: All new and existing areas received fresh decoration, giving the building a clean, contemporary look that appeals to prospective tenants.

Outcome

The refurbishment has successfully revitalised Enterprise House into a vibrant multi-tenant workspace. By leveraging modern construction techniques, strict fire compliance measures, and efficient climate control solutions, R&M and its partners have created a safe, attractive, and functional environment.

Key Benefits:

• Increased occupancy potential with multiple lettable units

• Full fire regulation compliance

• Modern, energy-efficient infrastructure

• Enhanced comfort and aesthetics for occupants
